Importance Of Building, Establishing & Selling Websites

build1A website is more often than not the center piece of an internet marketers business.  For the most part, if you want to make money online you are going to need a website.  Now not everyone that makes money online has a website, but I would guess that somewhere around 98%-99% of the people that do make a living online have at least 1 website.

Building a website, establishing that website, and then selling that website can be a business in itself.  And a very profitable one at that.  On my homepage you see a picture of a $177,500 check, which was from the sale of a website.

It took me about 20 hours to build that website.  I established the website over the next couple months (with very little additional work) by getting affiliates, writing articles, and other forms of traffic generating methods.  The site did anywhere from $5,000 a month to upwards of $40,000 a month for the best month.  I would say the average income that site did during the time I had it was about $12,000 a month.

So I was making an average of $12,000 a month for about the 2 years that I had it.  I then sold it for almost $200,000.  So you do the math.  About $150,000 a year for 2 years which is $300,000, and then $200,000 for the sale.  That’s $500,000, or a half a million dollars for just one website.

And I did not put much work into that site, maybe a total of 150 hours or so of building and establishing.  Then the selling of the website process took about 10 hours. That is why building, establishing, and selling websites is so powerful; and it can be such a great source of income.

Building A Website

build3There are so many different ways to build a website.  Some people will simply open up notepad, and go to work with pure HTML code.  This is usually the people that have been around for a long time, since the beginning of HTML.  Most people don’t build websites like this, and I definitely don’t suggest it for you.

Most people open up their favorite website building tool and get to work with mostly point and click website building.  There are so many easy to use website builders out there that just about anyone can build a fancy looking website by themselves without knowing any HTML.  I do recommend, however, learning the basics of HTML.  Things such as code for creating links, bolding, underlining, titles, meta keywords, meta description, organization, and a few other main HTML tags.

There is an online university that I recommend in my wealth programs section called Wealthy Affiliate University.  With your membership comes a website building tool called Site Rubix.  If you do not yet have a website tool, joining Wealthy Affiliate University can be a GREAT option.  Not only do you get a free website builder tool with your membership, but they are the best teachers and the best learning center on the internet for learning internet marketing.  There really is no where better to learn than Wealthy Affiliate, and they are who taught me this business.

Now if you are just looking for a website builder without having to join Wealthy Affiliate, the tool I use is called XSite Pro.  This is the first website building tool that I ever used to build a website, and it is also the one I still use for some of my pages (I’ll explain the other right below).  If you spend 2 hours with the XSite Pro tutorial, you will know how to build a super professional looking site in no time.

The method of building websites that I have been using more recently is Wordpress.  Wordpress is a free blog site, where you create blogs.  I like using Wordpress because it is easy to use and design once you learn it.  I think it also has some advantages in the search engines.  I will get a unqiue Wordpress template done for my site, and then just add the needed information.  MeLoveMoney.com is done in Wordpress.  I paid for the template, and then all of the informationi is really easy to fill in.  It just takes the most very basic HTML skills.

There are a lot of professional website builders that use a tool called DreamweaverDreamweaver is a more advanced tool, and it can be very complicated to use.  Personally, I have tried it and had no idea how to work it.  It takes a little while to learn, but if you do learn Dreamweaver you can build some of the best looking websites in the business.

I don’t think you really need anything more than either the website builder in Wealthy Affiliate (and if you want to learn internet marketing, you might as well join there anyways, there is no better learning center), Xsite Pro, or learning Wordpress which is pretty easy and free (unless you get a unique template made which is often around $100 or so).

Establishing A Website

establish1Establishing a website is the process of getting traffic to your website, and getting your website up in the organic search engine rankings.  If your website is for a product you made, getting affiliate to promote your product would also be a large part of establishing your website.

Another part of establishing your website is increasing the income that you receive from the site.  This means that testing will be another big part of establishing your website, as testing will help you find the most profitable settings and layout for your site.

The main part of establishing your website is definitely increasing the traffic, and adding additional content.  Make sure that the content you add is unique and relevant information.  Make sure it is information that will really help the visitors of your website get what they came to your site for.  This is the type of websites that the search engines like, because relevancy rules in search engines, especially in Google.

Selling A Website

selling1Selling a website is probably one of the most fun parts of this whole process for pretty obvious reasons.  You get a large lump sum of money all at once, and your hard work is all payed offSelling a website can really help you build a super successful online business, because there are so many different things that you can do once you have a large lump sum of money.

The only problem with selling a website is that you lose any daily (or whatever time frame…weekly, monthly, etc.) income that you have from the site.  For example, when I sold the site that I posted the check for on my homepage, the site was making me around $15,000 per month. Obviously selling the site means that $15,000 a month income is no longer there.

So I had to decide if it was better for me to get about a lump sum of $200,000, or keep that $15,000 a month income.  Some of the factors that you have to take into consideration are how likely the site is to keep up the income it is bringing, how long the site is likely to keep earning you an income, how automated that income is, and what you will be doing with the lump sum you get from the sale.

In my case I decided that the pros for getting the large lump sum of money out weighed the pros of keeping the site for a monthly income of $15,000.  The niche that the site was in was not exactly something I was comfortable with selling anymore, and I really just wanted to get the site off my hands.

When you sell a website, the best thing you can do to make the highest sale is to put the site up for an auction.  There are quite a few sites out there for selling websites, but the one I recommend is called SitePoint.  You basically put your site up for auction, listing all the details, and people will come and ask all types of questions.  After that, people start bidding and you sell it to whomever you feel is the best buyer, not exactly the highest bidder.
